We are one of the few Professional Property Management Firms in our

Full Service Management
We collect rents and late fees, escrow funds, screen applicants and
reject the unqualified, execute leases, evict tenants, collect rentals and
security deposits, execute receipts for money received, disburse funds
collected on behalf of the owner, and do all other things that are
customary and incidental to the efficient management of your property.
You, as the owner, give our office, as your Property Manager, the
right to institute repairs, if necessary, to engage labor, purchase
materials, and pay for the same out of the funds collected on your behalf.
(Repairs, except those of an emergency nature, over a pre-set
dollar amount per item shall not be made without
permission of the owner.) Menacho Realty, Inc. is the agent and
representative of the Landlord/Owner of the Rental Properties we manage.
We send you a computerized statement near the end of each month
showing all funds collected and disbursed during a month.
We perform all the above services for a low professional fee of a
percentage of all rentals collected on a long term, full service
management. We do not
currently charge a lease-up fee each time a tenant is placed in your
property.

Placement Management Services
Our Placement Management Service is great for owners that live
locally, want to collect their own rent, and handle their own repairs.
On a Placement, we carefully screen the applicants, show the
property, collect the first month's rent & security deposit from a
qualified applicant, complete the move-in paperwork, then turn the tenant
and the property back over to the owner. At that point, the owner personally manages the property
himself/herself. The owner
receives a copy of necessary paperwork pertaining to the placement of the
tenant. The Placement Fee
(Management Fee) is based on a percentage of one month's rent.

Seasonal Rentals
Seasonal rentals are fully furnished units with most utilities
included. Prices vary
depending on size of the dwelling and amenities.
Each of our Property managers have several Seasonal Rentals Properties
in their portfolios, and are always seeking more to manage.
